This week in we've seen a slight increase in the overall sales price of homes in Calgary (0.6%) to be at an average of $422, 600. The increase was focused in detached homes where the average price increased 1.8% to $489, 800. While there has been a general increase, there has been a decrease in the sales price of attached and apartments. Attached homes are down 2.9% to an average of $334, 500, and apartments sales are down 1.3% to $248, 600.
The listings in Calgary this week are slightly down this week over last week, indicating that the growth of the home inventory is reducing, and soon the total inventory will be smaller.
On a bright note, the sales are up 31.1%for the same period last year, from 1288 sales in 2019 to 1689 sales in 2020. This increase in sales is a very positive sign.
AIding in the increased sales are amazing interest rates (see chart below), making this a great time to finance your new home, which will allow you to pay down your mortgage faster.
With all these factors, this is a great time to think about your real estate goals. I can help.
